Cyril has been a real estate agent since late 2009. Over that period of time, Cyril has seen many ups and downs and it appears to be on the "down" trend for the time being. Over the last couple of months, the real estate market has entered into a different phase.
We are now in a buyer's market. With the recent surge in interest rates (hovering a little over 5%), it has placed a huge damper on the ability of consumers to purchase homes. It will now cost roughly an additional $116 per month for every $100,000 borrowed on your mortgage. That is a staggering figure which is really taking a toll on home sales.
So if you're thinking about selling, it is going to take a lot of critical analysis and empirical data to arrive at the ideal listing price. Almost every agent along with their clients have had to resort to price reductions due to a lack of interest.
Why should you hire a broker instead of a regular salesperson? The reasons are numerous and I can list and explain them in detail during our interview. Remember, a salesperson cannot transact any real estate business unless s/he is employed and supervised by a broker.
One of the more important reasons is the broker oversees every aspect of the real estate transaction. That begins before the property goes under contract and continues through the various stages of escrow. It's a task and responsibility I certainly don't take lightly. A critical aspect of being a broker is ensuring all disclosures and documentation is signed and initialed correctly. The reason is simple. If the Department of Real Estate calls and wants to audit a specific transaction, every single piece of paperwork has to be in order. It also has to be kept in the broker's office for a period of three years from the time escrow closes. Not having the correct documentation could lead to disciplinary action, fines and/or suspension of the broker license. So one cannot let your guard down at any point in the transaction. Regular salespersons may not take it as seriously , if for example, one initial were missing in the Residential Purchase Agreement. What does that mean? It means you may potentially not have a fully ratified contract under the law which means your contract could be invalid and the transaction could be void. Does that scare you? It most certainly scares me! That's why I double and triple check my work to ascertain everything is in order.
Agency is another critical element of being a broker. Agency is identifying with great clarity who is representing the buyer and seller. An agent can actually represent both the buyer and seller (aka Dual Agency) and is legal in the State of California. It's tricky but can be implemented successfully so long as you provide the right information to both parties.
