As your broker, it is my responsibility and duty to prepare your house to be as humanly perfect as possible.  Many small imperfections can be corrected with a small amount of effort either on the owner's part or by simply hiring a handyman to fix the problem.


These expenses may cost as little as $50 or a few hundred to a thousand dollars.  So what?  No big deal.  The ROI (Return on Investment) will be astronomically high. 


Every little bitty issue you fix creates an enormous amount of value to the buyer.  It may not be readily apparent but we are trying to create that "wow" factor for the Open House (OH).


Another critical element in getting top dollar are the photographs being shared on all real estate websites (MLS, Zillow, Realtor, Redfin, Trulia, etc.).  Just take a look at every single picture for all my listings.  Observe the lighting on each one.  I cannot over-emphasize how important professional photography plays in selling real estate.  Whenever possible, pictures must be taken when the sun is shining.  Buyers wants to see lots of natural lighting. The rooms look larger and more open when the exposure is perfect.  Do not settle for anything less!
